(Translation) 18 May 2010 Subject : The Explanation for the cause of the change in the Company's performance with respect of the 1st quarter financial statement of the Company ending 31 March 2010. To : President The Stock Exchange of Thailand Referring to Sansiri Public Company Limited's the 1st quarter financial statement of the Company ending 31 March 2010, it has reported a profit which varied more than 20%,compared to the previous year's. With this regard, the Company would like to explain as the following. Operating result of the 1st quarter in year 2010 disclosed a higher profit of 338 million baht which grew at 2.8 times compared to prior year's. Performance improvement came from revenues expansion and betterment of profitability. Project sales showed an impressive development at 4,087 million baht or an increase by 1,330 million baht compared to previous period's. Also, gross profit margin uprose by 20% to 31% of revenue from project sales. This would be the principal factor that has resulted in more than 20% variance of the profit of the Company and its subsidiaries when compared to the previous year.
