Press conference regarding the business plan

To : President The Stock Exchange of Thailand Today, Sansiri Public Company Limited would hold the press conference regarding the 2006 business plan at Top Golf, Piyarom Sport Club, during 16.00 - 20.30 hr. with details summarized as follows: In 2005, Sansiri Group successfully launched housing projects and achieved targeted revenues, which is the second highest of the property industry. Two condominium projects were launched while 7 condominium projects were completed and transferred to customers in 2005 with expected completion of 8 condominium projects in 2006. Nine single-detached housing projects launched include 4 projects with price range of 10 to 60 million baht per unit, 4 projects with price range of 6 to 10 million baht per unit, and 1 project with price range of 3 to 5 million baht per unit. Besides, Plus successfully launched 5 townhouse projects. Details of the launches are as follows: Housing Project Development in 2005 Single-detached housing projects: -4 housing projects with price range of 10 to 60 million baht per unit, namely; Baan Sansiri Sukhumvit 67, Narasiri Pattanakarn-Srinakarindra, Narasiri Sathorn-Wongwaen, and The Emperor -4 housing projects with price range of 6 to 10 million baht per unit, namely; Setthasiri Sanambin-nam, Setthasiri Ramindra, Setthasiri Wongwaen-Sukhapibal and The Gallery at Buddhamonthon Sai 1 -1 housing project with price range of 3 to 5 million baht per unit; Saransiri Ramindra Condominium projects Condominium projects: -Condominium project by Sansiri; Las Tortugas, resort condominium project at Hua Hin,Prachuabkirikhan -Condominium project by subsidiary; Sathorn Plus Townhouse projects (developed by Plus Property Partners Co., Ltd.): -Plus CityPark Huamark -Plus CityPark Kaset-Nawamindra -Plus CityPark Ekamai-Ramindra -Plus CityPark Sukhumvit 101/1 -Plus CityPark Ladprao 71 Sansiri's business plan continues supporting its goal to become the best fully-integrated real estate developer in Thailand, through the launches of 16 housing projects with total project value of 16.4 billion baht, including single-detached house, condominium, townhouse, and resort residence projects. Sansiri has been renowned for its premium quality housing projects; single- detached houses, condominium and townhouses. In 2006, Sansiri plans to enlarge its customer base for every housing categories including penetration the 1- to 3-milion baht housing market, which demand remains the strongest. The launches will be done through subsidiaries, namely; Plus Property Partners Co., Ltd., Prompt Pattana Property Limited, and Plus Venture Co., Ltd., all of which are mostly held by Sansiri. To ensure customer satisfaction, all housing projects are still located in prime locations featuring unique design and high quality products at affordable price for each segmentation. The continuous launches of 16 housing projects in 2006 with total project value of 16.4 billion baht include not only 4 single-detached housing projects in Sanambin-nam, Prachachuen, Rachapruek, and Ramindra, with total project value of 10 billion baht, but also 6 to 8 condominium projects in CBD area with total project value of 4 billion baht. In addition, the launches of 3 to 4 townhouse projects with total project value of 2.5 billion baht and resort residence projects in several major cities are in the pipeline. The 2006 business plan would highlight Sansiri's goal to be the best fully- integrated real estate developer with more than 30 housing projects available for sale. The 16.4 billion baht project value with 4,300 housing units of the new projects to be launched in 2006 together with total project value of 27.4 billion baht of the current projects would add to the total of 5,300 housing units available for sale to accommodate the business growth in the next 2-3 years. Although Sansiri enlarges its customer base through the penetration the 1 to 3 million baht market, uniquely designed products, high quality of construction and materials, service excellence of both before the sale and after-sale services would always be first priority for creating the housing projects that would satisfy the customer needs.
